Our Business/What We're Doing

Since founding the company in 2008, the range of clients and assignments has been diverse. We’ve advised on loan work-outs, joint venture structures, financings and portfolio investment strategy; provided asset management, developed projects, bought and sold properties and more. Catalyst Real Estate can provide complete, beginning-to-end services, or augment your existing staff to accomplish your objectives.

The following are some examples of work performed:

  • Owner/Equity

    Completed portfolio analysis for a large private investor in co-mingled fund investments and wholly owned and joint venture properties; developed long term portfolio strategy and evaluation of investment alternatives. Now executing long-term sales program of the diverse portfolio of retail, office and multi-family holdings.

    Structured recapitalization of a $500 million co-mingled, closed end fund to meet current and future cash needs, negotiated investment of new equity and complex collateral provisions.

    Advised urban high-rise apartment owner on strategic capital improvements program to maximize investment value, devising and executing on renovations and improvements programs within occupied buildings.

    Completed operational analysis of multi-family property – reviewed staffing, expenses, management and guided implementation of recommendations so as to reduce operating costs.

    Acquired and currently operating a mixed-use building with over seventy commercial tenants. Responsible for all aspects of ownership.

  • Financings/Debt

    Advised owner in refinancing of two downtown multifamily properties; prepared financing request, solicited proposals, selected lender and negotiated loan documents. Obtained very flexible terms for a credit facility so as to fund future renovations over an extended period.

    On behalf of borrower, restructured over thirty loans aggregating in excess of $1 billion with numerous lenders; loans successfully extended on favorable terms.

    Obtained best-of-market fixed rate loan terms from securitized lender for non-traditional, mixed-use property in gentrifying neighborhood. Negotiated all loan documents, including favorable treatment of environmental conditions.

    On behalf of lender, evaluated five non-performing multi-family loans in L.A., determining that the best outcome was to recapture the properties from a non-performing borrower. A new operating partner was identified who was able to infuse fresh equity into the transaction, and a joint venture structured with re-cast debt (A-note and equity participation) from the lender. Occupancy went from 72% to 94% in 60 days under new management.

  • Corporate

    Advised owner-user on multi-parcel acquisition to create Center City Philadelphia site for development of 2 MSF office campus; negotiated acquisition of two urban sites. Managed complex evaluation of development alternatives, including owner-build and developer build/lease structures.

    Guided site selection for ambulatory care facility for major regional hospital; evaluated multiple sub-markets, development costs and zoning issues. Ensured that purchase agreement terms for selected site provided the necessary flexibility to accommodate the intended development.

    Evaluated lease alternatives for two major office leases aggregating over 300,000 SF with near term expirations; considered acquisitions, new facility development and leased space. Ran tenant rep broker selection process and engaged broker to represent tenant; supervised process through market evaluation, lease negotiations and execution. One user group renewed and expanded long term, as dictated by economics and employee transportation patterns; the other renewed short term so as to be able to relocate to a purpose-built facility within several years.

    Provided rent-versus-own analysis for an expanding business considering buying an office condominium.

  • Development

    Completed re-development of several Center City Philadelphia buildings for contemporary multi-family use; negotiated acquisition, managed due diligence, placed construction and permanent financing, oversaw construction and leasing.

    Acquired former factory buildings for conversion to multi-family. Completed all pre-development, including zoning variances, environmental remediation; achieved Federal historic designation for purpose of obtaining tax credits, managed design and bidding of project. Ultimately sold the property as a turn-key construction-ready project at a significant profit.

    Re-development of century-old grade school building into rental apartments. Currently in entitlement process.

  • Non-Profit

    Corporate consulting to a large non-profit medical center with over 4 million square feet of occupied space; providing investment-based guidance on leasing and development decisions.

    Advised benefactor to a theatre company on purchase of a new facility. Provided feedback on market pricing and value for the theatre being purchased, including alternative use analysis.

    Assisted regional YMCA in site selection and land lease negotiation for development of a new facility.

    Provided expert opinion to the board of a non-profit entity regarding a proposed joint venture with a for-profit developer, with the non-profit contributing development sites to the venture and participating in ownership and future income streams.

    Advised a cemetery company on alternative uses and land values for excess land holdings.
